April 2023 - Amended Plans
Council is seeking community feedback on the amended plans received for 186-192 Clayton Road, Clayton for the development of a 5-storey medical centre.
The applicant has submitted revised plans after public notification of the application was undertaken between 9-26 May 2022.
Feedback on the amended application is formally sought by 24 April 2023. However, Council will continue to accept submissions on this proposal up until it makes a decision.
All original objections remain valid to this application and process.
About the Proposal
The application seeks a number of amendments to the plans previously advertised, including the following:
- Redesign of the building including changes in architecture, building materials and setbacks to boundaries.
- Reduction in floor area from 4,531 square metres to 4,185 square metres.
- Reduction in car parking from 151 spaces to 141 car spaces to be provided in an arrangement consisting of:
- 66 spaces in the basement level
- 17 spaces at ground floor level
- 58 spaces on the first floor

Background
Council sought community feedback on the proposed development of a 5-storey building with basement car park car park for a medical centre, food and drink premises, shop and reduction in carparking.
Feedback was formally sought by Thursday 26 May 2022.
About the Proposal
The applicant, Ratio Consultants, proposed a $20 million dollar development that includes:
- Demolition of all dwellings and outbuildings on the four sites.
- The development of a five storey building with a maximum height (to the top of the services area) of 21 metres above natural ground level.
- The ground floor level will include six tenancies fronting Clayton Road to provide two shops (167sqm), a café (82sqm), pharmacy (105sqm) and two medical suites (198qm)
- Medical suites will be provided at floors 2 to 5, with a total net leasable floor area of 3,979 square metres.
- A total of 151 car spaces are provided in basement, ground and first level car park accessed from Whitburn Street comprising of:
- 66 spaces in the basement level.
- 24 spaces at ground floor level; and,
- 61 spaces on the first floor.
