Council is seeking community feedback on the proposed staged development of 2 x 3-storey warehouses within Access Corporate Park. The site contains 5 parcels of land with the proposed development within Lot 1 and Lot 2, with areas of 2.8ha and 3.4ha respectively.

The applicant, Dexus Property Group, is proposing a $188 million development with the main features of the proposal as follows:

  • All existing buildings, car parking areas and internal accessways to be demolished.
  • 2 stages of development proposed, with each stage to provide for a 3-storey warehouse building to accommodate 9 individual warehouses with ancillary office space.
  • A café with a floor area of 90m2 located on the ground floor of Warehouse building 1 in the first stage of development.
  • 3 warehouses, loading docks and parking for semi-trailer trucks on each level.
  • Total floor area for the development including ancillary office of 80,040m2.
  • A reduction in parking sought from the 1230 spaces required under the Monash Planning Scheme, with a total of 687 on-site car spaces provided across both stages.
  • Motorcycle parking for 48 spaces and bicycle parking for 90 spaces.
  • New vehicle crossings to be constructed at the northern and southern ends of the property frontage to Forster Road.
  • A new internal private road proposed along the northern boundary providing future access from Forster Road through to Gilby Road.
  • The maximum height of the development approximately 34.7m to roof pitch.
  • Heavy-duty hard standing areas provided at each level within the northern side of the building to accommodate large trucks with each warehouse to cater for 4 trucks.
  • A front setback of 14.3m proposed from Forster Road.

Feedback is formally sought by 4 September 2023. However, Council will continue to accept submissions on this proposal up until it makes a decision.
